What is Home Accessibility Score?

Home Accessibility Score (HAS) is a tool that analyses Rightmove property listings to assess how suitable they are for older adults and people with mobility needs.

We evaluate properties based on proximity to healthcare, public transport access, accessibility features, energy efficiency, and running costs โ€“ giving you a comprehensive picture before you visit.

How do I use it?

Simply paste a Rightmove property URL into the search bar and click "Analyse". Within seconds, you'll receive a detailed accessibility report including:

  • Overall accessibility score (out of 5)
  • GP proximity and walking time
  • Nearest bus stops and train stations
  • Accessible features found in the listing
  • Energy efficiency rating and costs
  • Property costs breakdown
Which properties can I analyse?

Currently, we support properties listed on Rightmove (rightmove.co.uk). Simply copy the URL from any Rightmove property listing and paste it into our tool.

We plan to add support for other property websites in the future.

After your free analysis, you'll need to subscribe to continue using the service.

How much does a subscription cost?

We offer affordable subscription plans for individuals and teams. Pricing is displayed when you subscribe after using your free analysis.

All subscriptions include unlimited property analyses, downloadable PDF reports, and the ability to save properties.

Can I cancel my subscription?

Yes, you can cancel your subscription at any time. Your access will continue until the end of your current billing period.

We don't offer refunds for partial subscription periods, but you won't be charged again after cancelling.

How are accessibility scores calculated?

Each property receives scores (0-5) across six categories, which are combined into an overall accessibility score:

  • GP Proximity: Walking time to nearest GP surgery, adjusted for slower walking speeds
  • Public Transport: Distance to bus stops and train stations
  • Accessible Features: Features like step-free access, ground floor bedrooms, parking
  • Energy Efficiency: Based on the property's EPC rating
  • Property Costs: Council tax band and value for money
  • Room Breakdown: Number of bedrooms, bathrooms, and overall space
What do the score ratings mean?
Score Rating Meaning
4.5 - 5.0 Excellent Highly suitable for accessibility needs
3.5 - 4.4 Very Good Well suited with minor considerations
2.5 - 3.4 Good Suitable with some limitations
1.5 - 2.4 Fair May present challenges
0 - 1.4 Poor Significant accessibility concerns
How accurate is the data?

We source data from trusted third parties including:

  • Google Maps for walking times and distances
  • Government EPC register for energy ratings
  • Rightmove listings for property details

While we strive for accuracy, third-party data may occasionally be incomplete or outdated. Walking times are adjusted by 40% to account for slower mobility, but actual times will vary by individual.

We recommend always verifying important details in person before making decisions.

How do I download a report?

After analysing a property, click the "Download Report" button in the results sidebar. This will generate a printable PDF summary of the accessibility analysis.

The report includes all scores, key features, and recommendations โ€“ perfect for sharing with family members or keeping for your records.

Can I save properties to review later?

Yes! Subscribers can save properties by clicking the "Save Property" button. Your saved properties are stored in your account and can be accessed anytime you're signed in.

Can I share results with others?

Yes, you can share results in two ways:

  • Download the PDF report and share it via email or messaging
  • Copy the page URL while viewing results (note: the recipient will need a subscription to view full details)

Why does the analysis sometimes take a while to load?

When you analyse a property, we fetch data from multiple sources in real-time, including Google Maps for walking distances, the EPC register, and the property listing. This typically takes 10-30 seconds.

If the site has been idle for a while, the first request may take slightly longer (up to a minute) while our servers wake up. Subsequent analyses will be faster.

What browsers are supported?

Home Accessibility Score works best on modern browsers including:

  • Google Chrome (recommended)
  • Mozilla Firefox
  • Microsoft Edge
  • Safari

We also support mobile browsers on iOS and Android devices.
